Broomfield Gathering Idea’s On Accessory Dwelling Units

In an effort to combat rising home prices that make it nearly impossible for some to afford housing in Broomfield, the Housing Advisory Committee is gathering feedback from residents that would allow for accessory dwelling units, otherwise known as Mother In-Law Suites. What are ADU’s?

  • ADU’s are separate living units, either detached or within the primary dwelling unit, that could be rented.
  • Many communities around the state have already implemented policies providing for ADU’s as one way to expand affordable housing options.

The dwelling types that are being considered are:

TYPE A: An accessory dwelling unit which is detached from the principal dwelling unit and considered a separate dwelling unit under the Residential Code.

TYPE B: An accessory dwelling unit located inside a single-family dwelling whose occupants and the occupants of the principal dwelling unit do not live together as a single household unit. Type B accessory dwelling units typically have a separate access from the principal dwelling unit. In this case, both the accessory dwelling unit and the principal dwelling unit to which it is accessory are considered separate dwelling units under the Residential Code.

TYPE C: An accessory dwelling unit located inside a single-family dwelling whose occupants and the occupants of the principal dwelling unit live together as a single household unit and which is not locked off from the principal dwelling unit. In this case, the accessory dwelling unit and principal dwelling unit shall be considered part of one dwelling unit under the Residential Code.

As family needs continue to evolve, this type of housing becomes more and more prevalent throughout the area. Some new home builders are even making them available in communities where they are currently building. Lennar’s Superhome is a perfect example of this.

The home is built as a Type B Home with the main living space and secondary “apartment” attached but with separate entries available for both units.
