I’ve had Sellers ask “can I stay in my home after Closing” while they look for a new home. The answer is yes, as long as it’s negotiated as part of the contract with a Post-Closing Occupancy Agreement.
In Colorado, this agreement can last for up to 60 days. Sometimes the Seller will pay rent and other times it can be offered for free as part of negotiations when a buyer submits their offer.
Frequently the Seller will maintain a renters policy, while the buyer will be required to have a homeowners insurance policy on the home. Other items such as water and electricity will also need to be negotiated so everyone is clear on who’s responsible for these payments.
