This report, which is based on extensive personal research, offers you the opportunity to examine the 2020 market trends and relevant sales statistics and to explore what is happening in your neighborhood’s micro market. In November, the Broomfield housing market continued to boost all-time records, with average days on market for detached single-family homes at a very speedy 20 days, representing the seconds lowest month of 2020, and just 3 days more than the record low of 17 days in July of 2016.
Active listings for both attached and detached single-family homes came in at 81, surpassing the previous low set in January 2015 of 91. The average sales price for a single-family was $614,988 and detached homes sold for an average of 395,259.
For many, the holiday season will be a different experience when compared to previous years due to COVID-19, and the same can be said for the Broomfield market. For sellers, this market continues to push the prices at which they can list the house, leaving them with a choice to decide on multiple offers in the hopes that the buyer they choose will actually make it to the closing table without any inspection or appraisal issues. Meanwhile, buyers are competing on most properties that hit the market, and up terms to secure a place they can call home, all while trying to take advantage of the low interest rates.

While still strong, the Broomfield real estate market is beginning to experience the typical holiday slowdown. There were a total of 84 sales in November which is the fourth lowest total in 2020 and is the same number of homes sold in November 2019. Prior years are likely the best indication of total sales. By looking at this data it’s safe to assume the next two months will be slower, with sales beginning to increase again in February and March of 2021.
The average sales price for a home continues its climb towards $600,000. Over the past 12 months the average sales price has risen by more than $35,000 or an increase of 6.3%. In November, the average sales price for a single family home in Broomfield was $614,988 while the average price for a detached home was $395,259.
