Finding the perfect neighborhood for you in the Broomfield Real Estate Market can be a daunting task. There are fantastic neighborhoods spread throughout the city. In the coming weeks I will be featuring a different Broomfield neighborhood to help make the decision easier when shopping for a home. Today I will be focusing on the Wildgrass neighborhood in north Broomfield.

Wildgrass is located in north Broomfield with boundaries of Northwest Parkway to the north, 144th Avenue to the south, Northwest Parkway and open space to the west and Sheridan Pkwy to the east. Commute time to Denver, Boulder and DIA are all approximately 25 minutes.

Wildgrass offers two distinct options within the neighborhood. You can find detached single family home as well as townhomes. The detached single family homes range from 1,700 square feet to over 5,600 square feet. The townhomes are much smaller ranging from 2,200-2,900 square feet.

Community Pool

Residents of Wildgrass are able to take advantage of the community pool located in the heart of the community just west of Sheridan Pkwy. In addition to the pool, the area is surrounded by parks perfect for families with smaller children.

Also found nearby the pool are the community tennis courts available to residents and their guests.

Homeowners in Wildgrass can also take advantage of the miles of trails that meander through the community.

If you are looking for even more options the Paul Derda Recreation Center offers multiple indoor pools perfect for winter swimming as well as a fitness area, gymnastics facility as well as multi-purpose rooms available for rent.

Wildgrass Schools

One of the most important considerations for many parents buying Broomfield real estate are the schools their children will attend. Wildgrass is located in the Adams 12 Five Star Schools District.

Elementary School: Coyote Ridge Elementary

Middle School: Rocky Top Middle School

High School: Legacy High School

Prospect Ridge Academy offers parents a local charter school also located in the area. PRA as it is often called provides a choice for parents with children from kindergarten through high school.

Other local school options include Holy Family High SchoolPeak to PeakStargate School and The Dawson School.

Shopping and Dining

Perhaps the second most important consideration outside of the home when purchasing Broomfield real estate is the nearby availability of shopping and dining. While there is great availability for shopping with the King Soopers Marketplace located north of Hwy 7 and Sheridan Pkwy or Safeway at 144th Ave and Lowell Blvd, there are only a small handful of dining options within walking or biking distance. By visiting Walk Score, you will find Wildgrass is very car-dependent with a walk score of 1 and bike score of 25. This should change in the near future with some new Broomfield real estate developments I wrote about in a recent blog.

Until then Wildgrass homeowners closest options are in the Orchard Shopping Center and Larkridge Shopping Center. Even more options are available if residents venture west to Lafayette or Boulder.

Wildgrass Pros and Cons

With every neighborhood there are always pros and cons. One of the biggest pros of the neighborhood is the community pool and parks. Families and children of all ages can be found here in the summertime. Another pro to Wildgrass is the availability of several different options of homes. Whether you are looking for a large single family home or smaller townhome, Wildgrass has an option for you.

The biggest con to living in Wildgrass is the limited availability of shopping and dining. There are no options within walking distance and very few within biking distance. If you are looking for a neighborhood that offers these amenities Wildgrass is not for you.

Final Thoughts

Wildgrass continues to be one of the most in-demand neighborhood in the Broomfield real estate market. There are homes available for nearly every price range and need. If you are looking for a home in Broomfield now or in the near future I would recommend considering Wildgrass.
