It is a pleasure to share my monthly review of the Broomfield residential real estate market with you. This report, which is based on extensive personal research, offers you the opportunity to examine the 2019 market trends and relevant sales statistics and to explore what is happening in your neighborhood’s micro market. I can’t believe we are nearing the end of 2019. I love driving through our neighborhood each night and seeing the excitement on my daughters face as she looks at all of the beautiful lights. It makes me even happier that I am able to call Broomfield home. With 2020 just around the corner I am thrilled to see the real estate trends for the past 11 months. Many people have worried about a recession and how it may impact the real estate market but Broomfield is thriving through this time of unease. Appreciation rates have slowed but are still outpacing the historic average and homes continue to sell quickly comparatively. I still find the most interesting statistic of all to be the total number of homes sold this year. Home sales are at a 5-year high and up over 15% from 2018. I believe many buyers have come back from the rental market since there is a perceived slowdown and they are taking this opportunity to buy. Combine this with the many new home options available throughout Broomfield and this leads to a drastic increase in home sales.
This is good news for sellers. With more buyers entering the market this means a higher number of showings and ideally a higher sales price. Home values have risen 3.25% across Broomfield in 2019. This is great news for sellers.
