It is a pleasure to share my monthly review of the Broomfield residential real estate market with you. This report, which is based on extensive personal research, offers you the opportunity to examine the 2020 market trends and relevant sales statistics and to explore what is happening in your neighborhood’s micro market. We are now a little over a month into the new year and the real estate market is already picking up. Over the past month I have read 6 different articles about how January and February are quickly becoming the new “Spring” buying and selling season. This is definitely something I am experiencing with my clients as they are eager to get homes on the market while my buyers are looking to get out early in an effort to beat the Spring rush. Over the course of the next several months I am guessing this will translate into slightly higher purchase prices and fewer days on market.
Last month Broomfield saw a fairly average month of sales. In total, 47 homes sold. This is just 6 fewer than last January and just slightly above the 5 year average. January is historically the slowest month of the first quarter so it is going to be very interesting to see what home sales numbers look like in February and March.
After dropping significantly in 2019, the average sales price is back on the rise to start 2020. The average sales price for single family homes in Broomfield for January was just over $536,000 (a 1.6% increase from 2019).
Another great indicator of an improving real estate market in the new year is an increased list to sales price ratio. Last January homes were selling for just 98.6% of list price. This year homes sold for 100% of list price. Obviously this is great news for sellers but I believe this is also good for buyers as this ratio did not exceed 100% which is one indicator of an extremely strong sellers market.
