What’s The Right Homebuyer Timeline?

If you’re looking to buy a home in the near future it’s a good idea to understand the timeline to purchase a home. Do you have a lease that’s expiring and want to make sure you aren’t paying rent and a mortgage at the same time? Or maybe you just want to be settled in your new home for the holidays. Follow along with this homebuyer timeline and you’ll find yourself in your new home right on time.

Choosing Your Realtor, Lender and Pre-Approval

You’ll want to begin the home buying process one of two ways; either interviewing and selecting a real estate professional or lender if you plan on having a mortgage. I recommend meeting with several Realtors to see which one you think you’ll work with best. I recommend doing this 90 to 180 days before your preferred Closing date. The same is true when you meet with a Lender. Keep in mind not all lenders will provide the same rates and programs, so be sure to speak with several to find the best option for you. Finally, be sure to have a pre-approval before you start looking at properties. It’s much harder to have your offer chosen without a pre-approval. Most Realtors won’t even show you a home if you don’t have a pre-approval ready to go.

Home Search and Submitting Offers

30-90 days before Closing is the time to start looking at properties. This will give you plenty of time to identify your likes and dislikes, must haves versus nice to haves and help your agent find the best home for you within your price and timeframe. A typical escrow period is 30-60 days before closing. This is the time to make offers on homes so you meet your deadline and are moving into your new home on your timeline.

Inspection, Appraisal and Other Deadlines

Congratulations! You’ve had an offer accepted and are now under contract. So what comes next? Take a moment to celebrate, but, the work isn’t done yet. Be sure to speak with your Realtor about the upcoming steps such as home inspections and appraisal. These are deadlines you’ll need to meet to make sure you get to the Closing table on time.

Final Walkthrough

You’re through inspection and appraisal and it’s closing day. You’re ready to sign all your documents right? Wrong. Before you head to closing its time for one final walkthrough to make sure the house is in the condition your expecting, repairs have been made and items that are supposed to stay with the home like a refrigerator, washer and dryer are still there.

Closing

Once you’ve completed the final walkthrough you can head to the title company to sign your real estate and loan docs. Once that’s done congratulations. Grab those keys from your agent because you’re a homeowner.
